Being posted to a new location is exciting—but it can also feel overwhelming, especially if you’ve never been to Halifax before.

For many Canadian Armed Forces members relocating here, a House Hunting Trip (HHT) to Halifax is the first opportunity to explore neighbourhoods, view homes, and make important decisions about where your family will live.

Your HHT is one of the most important parts of your relocation. In just a few days, you’ll need to get familiar with the area, view homes, and potentially secure a property that will be home for the next several years.

Halifax Is an Incredible Posting — But It Has Its Own Real Estate Considerations

Halifax and the surrounding communities offer an amazing lifestyle for military families. Between ocean views, outdoor activities, and strong community connections, many people quickly fall in love with the area.

However, relocating here comes with some unique considerations:

  • Commute times to CFB Halifax, Stadacona, Shearwater, and Windsor Park
  • Bridge traffic between Halifax and Dartmouth
  • Limited housing inventory in certain neighbourhoods
  • Choosing between city living, suburbs, or rural communities
  • Understanding school districts and amenities

Trying to figure all of that out in just a few days can feel like a lot—especially while juggling posting timelines and family logistics.

Making the Most of Your HHT Time

House Hunting Trips usually move quickly. Many military families only have a few days to view homes and make decisions. To use that time wisely, I focus on a structured and efficient approach so your trip is as productive as possible.

We’ll prioritize homes that truly fit your needs so your time is spent viewing the best options available.

Efficient showing schedules
Homes are grouped by area to reduce unnecessary driving and maximize the number of properties you can see during your trip.

Honest, practical advice
My role is to help you evaluate properties realistically so you can make confident decisions—even if you’ve only seen Halifax for a few days.

Because HHTs operate on tight timelines, coordination with experienced professionals is also essential. I work closely with trusted third-party service providers—including inspectors, lawyers, and mortgage representatives—who understand the pace of military relocations and are able to respond quickly when timelines are tight.


What a Typical 5-Day House Hunting Trip Looks Like

While every HHT is slightly different, most follow a similar rhythm over five days.

Day 1 and 2: Property Showings

The first couple of days are focused on viewing homes. We’ll typically schedule a full lineup of showings, and sometimes second showings on homes you want to revisit.

**Depending on your travel schedule, we can occasionally begin showings on your arrival day, which can give us a helpful head start.

Day 2/3: Writing an Offer

Once we’ve identified the right home, we move into the offer stage. Many buyers write an offer during this window, with the goal of negotiating and reaching an accepted agreement while you are still in Halifax.

**Some buyers write an offer on day one, while others may take until day three to find the right property.

Day 4: Home Inspection(s)

Wherever possible, I preschedule a home inspection for day 4 of an incoming HHT. This helps ensure an inspection time that you to attend in person, ask questions directly, and gain a clear understanding of the property. It also leaves a bit of time re-evaluate and view homes should there be a large issue with the home.

**If you are able to secure an accepted offer on a home on day one, I will attempt to move the inspection(s) sooner. On HHT’s we do not waste time needlessly.

Day 5: Final Details and submit Deposit

The final day is often used to tie up loose ends—reviewing documents, coordinating next steps, and ensuring everything is in motion before you head home. Assuming the inspection went smoothly we also use this day to submit the deposit.

Most conditional periods will continue beyond the five days and into the following week, but ideally you will leave Halifax with an accepted offer and completed home inspection if everything goes according to plan.

**Of course, every HHT is unique. Occasionally an inspection uncovers concerns that change the direction of the search, or timelines shift depending on the right property becoming available. The goal is always to structure your HHT in the most efficient way possible so you can make informed decisions within the time you have here.
